Design Build
The negotiated contract or the design-build approach is one of the fastest growing delivery methods used today. Choosing a contractor early in the planning stage of a project gives practical advice and cost input to the owner, concurrently with design work. This facilitates budget control and can shorten a project's schedule. Our viewpoint on design-build projects is to become a project development team member and to think and act as an owner. By assuming the role of owner, we analyze all design and construction issues from a pro-and-con perspective. AMI has built a number of high-profile projects using this delivery method including the Anchorage Operation Center for the Alaska Railroad Corporation. The design-build method gives the client one point of contact and AMI is responsible for the design and construction. We hire architects and engineers we have relationships with and this results in a very coordinated effort with exceptional cost control. AMI is well-versed with the unique challenges and opportunities presented by design/build construction.

Cost Estimation & Value Engineering
AMI has a vast and proven record in providing value engineering and construction cost estimation services on large industrial, commercial, and mechanically complex industrial plants, handling facilities, and process systems. Any assistance required in the area of value engineering and cost estimating will be provided by our estimating department. Our Chief Estimator, Jon Albright is widely known and respected in the construction industry. The department is available for rapid and accurate cost estimates as well as conceptual estimates. We use Timberline and Estimations, Inc. estimating systems to build our estimates. Many owners of previous projects have either saved money on project costs because of our value engineering efforts or have reallocated funds to expand the project and/or develop additional projects with the savings on design and/or construction methods from the original design.

Scheduling
The many difficult schedules and deadlines we have accomplished (or improved) on our previous projects, demonstrates our organization's commitment to the logical planning and quality execution of our projects. AMI understands the critical path method (CPM). Detailed input from engineers, subcontractors, material suppliers, and the owner ensure our working schedule is a productive management tool used throughout the course of a project. AMI utilizes Primavera P6 or Microsoft Project scheduling software depending on client requirements. The programs are node type and will provide the diagram, mathematical analysis and cost versus time curves. Typically AMI furnishes updated project schedules monthly. Then weekly event schedules are reviewed at project meetings with the project managers, subcontractors and major vendors. It is our belief that project schedules must be reviewed and update frequently throughout the duration of a project if our team is to be effective in bringing a project in on time and on budget. Primavera and Microsoft Project scheduling software allows AMI to successfully meet project milestones and maintain accountability for all contractual requirements throughout the duration of a project.
